General Information

The 4,040 acre Red Mountain appellation is the smallest appellation in Washington State and accounts for less than 2% of the planted vine in state, yet Red Mountain wines occupy 13% of the top 100 Washington State wines according to Seattle Metropolitan Magazine!

Wines Northwest had this to say about Red Mountain…

“Some say Red Mountain Appellation has it all:  slope, exposure, weather conditions, good air drainage, large swings between day and night temperatures, six wineries within a few miles, plenty of undeveloped land, gravelly soil with high calcium carbonate content and high pH (high alkalinity), both contributing flavor to grapes grown here.  Sloping lands beneath the broad Red Mountain lie at the southeast end of the Yakima Valley, overlooking Benton City, where annual rainfall is only about six inches, and supplemental irrigation is usually provided a few months into the growing season.  Wines made from Red Mountain fruit express the terroir with great strength and richness, while demonstrating exceptional balance of fruit, acidity, and tannin.”

The Kennewick Irrigation District has been the steward of these lands for decades and has commissioned Musser Bros. to offer all 670± acres at public auction.  Additionally, the KID has established a Local Improvement District that will bring pressurized irrigation water to 1,785 acres of land within the AVA and specifically all of the parcels that are being offered on auction.

This is an unprecedented opportunity to bid on and purchase raw land inside of the Red Mountain appellation. Parcel sizes range from 20 to over 40 acres and are scattered throughout the Red Mountain Development.

Dr. Alan Busacca, a renowned geologist completed an evaluation of the soils at Red Mountain.  His report refers to the parcels by the KID Master Parcel No. which you can cross reference by opening the Interactive Parcels Map.

Local Improvement District

All parcels being sold will be serviced with pressurized irrigation water.  Construction on this system as already commenced and the pumping station at the Yakima River is well under way.  The pipeline project should be under way in late September or early October.

As of September 2013, the costs for the LID and water service are estimated as follows:

  • Current estimate of annual Operating Assessment for Operating, Maintenance & Replacement Reserve is $184.20 per acre.  
  • Current estimate of annual Capital Assessment for the LID payment if financed over the 25 year term is $673.23 per acre.

The Red Mountain South LID will have water on the ground next July, one year ahead of schedule, barring construction difficulties. The first full growing season, April – October will be 2015.

Terms and Conditions

PROCEDURE: The property will be offered in 31 individual parcels, any combination of parcels and its’ entirety. There will be open bidding on all parcels and combinations during the auction as determined by the Auctioneer. Bids on parcels, parcel combinations and the total property may compete.

DEPOSIT: 10% of the accepted bid price as down payment on the day of auction with the balance in cash at closing. Each bidder must present a $10,000 cashier’s check made self-payable upon registration for a bidder number. The Buyer will endorse this cashier’s check over to Chicago Title Company, if the Buyer is a successful bidder. This deposit will then either be applied to your purchase if the Seller approves the purchase, or returned either at the conclusion of the auction if you are not a high bidder or upon the Seller’s later rejection of the Purchase.

Your bidding is not conditional upon financing, so be sure that you have arranged financing, if needed, and are capable of paying cash at closing.

BUYERS PREMIUM: A 5.5% Buyer’s Premium will be added to the final high bid on each parcel or parcel(s) to determine the final purchase price.

ACCEPTANCE OF BID PRICES: Each successful bidder will be required to execute a purchase and sale agreement at the auction site immediately following the close of the auction. All such purchase and sale agreements are then subject to the Seller’s written acceptance or rejection within 72 hours.

EVIDENCE OF TITLE: The Seller agrees to furnish a preliminary standard owner’s title commitment to review prior to the auction. The cost of the standard owner’s title insurance policy will be paid by Seller at closing. Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title, and similar or related matters. All parcels will be sold AS IS, WHERE IS.

DEED: Statutory Warranty Deed subject to the matters described further below. Deed will be delivered at closing.

CLOSING: Closing shall take place on or before January 7, 2014, or as soon thereafter as applicable closing documents are completed at Chicago Title Company, Kennewick, Washington. With respect to the timing of the successful bidder fulfilling its’ obligations under the Real Estate Purchase Contract, time is of the essence.

POSSESSION: Possession will be upon closing.

REAL ESTATE TAXES: Buyer(s) shall assume real estate taxes beginning with the date of closing.

ACREAGE: All acreages, dimensions and boundaries are approximate and have been estimated based on current legal descriptions.

TITLE IS SUBJECT TO: Sale of the property is subject to any and all easements, covenants and restrictions of record, and matters, priorities and restrictions relating to water and water rights, as well as future assessments for irrigation provided by the KID and related LID assessments. The current estimate of the annual Operating Assessment for Operating, Maintenance and Replacement Reserve is $184.20 per acre. The current estimate of the annual Capital Assessment for the LID payment if financed over the 25 year term is $673.23 per acre.

PROPERTY INSPECTION: Each potential bidder is responsible for conducting, at their own risk, independent inspections, investigations, inquiries, and due diligence concerning the property. Inspection dates have been scheduled and will be staffed with auction personnel. Each potential bidder shall be liable for any property damage and/ or personal injuries (including death) caused by or arising from any such inspection or investigations by them or their agents or consultants.

AGENCY: Musser Bros. Inc. and Real Estate Auction Consultants, Inc. and their representatives are the Auctioneers and exclusive agents of the Seller.

DISCLAIMER & ABSENCE OF WARRANTIES: All information contained in this brochure and all related materials are subject to the terms and conditions outlined in the Real Estate Purchase Contract. ANY ANNOUNCEMENTS MADE THE DAY OF SALE TAKE PRECEDENCE OVER PRINTED MATERIALS OR ANY OTHER ORAL STATEMENTS MADE.
