The terrain is relatively level and its perimeter fenced. Predominant soils are Silty Clay Loam and Silty Clay raising alfalfa, grass and barley.

Seller states there’s a good number of whitetail deer and pheasants. A lot of willows and ditches provide cover for wildlife.

Public utilities such as telephone and electrical power are available and utilized at the farmstead. A domestic well drilled, apx 10 years ago, for domestic use.

Portions of the subject property are considered to be in the 100 year flood plain. The improvements do not appear to be in the flood plain.
